Property management services

Everything a building needs,
under one mandate.

Management, financial administration, maintenance and leasing are delivered by in-house teams inside the Aplis Global platform — not subcontracted to a call centre.

Management

A single accountable manager runs the building day to day — tenants, leases, rent and inspections.

One mandate covering leasing, operations, accounting and compliance, reported monthly to ownership.

Property Operations

Day-to-day building operations, service scheduling, site standards and vendor supervision.

Tenant & Resident Management

Consistent policy, documented communication, dispute handling and renewal strategy.

Rent Collection

Online rent collection, automatic reconciliation and disciplined arrears escalation.

Lease Administration

Lease abstracts, escalations, notices, renewals and Ontario tenancy documentation.

Property Inspections

Scheduled interior, exterior and common-area inspections with photographic records.

Move-In / Move-Out Management

Condition reports, key control, deposits, elevator bookings and unit turnovers.

02Financial Management

Financial Management

Auditable numbers every month, prepared by accountants who work only on real estate.

Monthly Financial Reporting

Owner statements, general ledger detail and supporting invoices delivered on a fixed calendar.

Budget Preparation

Operating and capital budgets built from actual building history, not templates.

Budget vs. Actual Reporting

Variance analysis with written commentary on anything material.

Accounts Receivable

Rent, chargebacks and recoveries tracked to the unit.

Accounts Payable Oversight

Invoice review, approval thresholds you set, and on-time vendor payment.

Rent & Arrears Reporting

Current arrears, aging and collection status in every monthly package.

Annual Budget Planning

Forward-looking planning sessions covering rent strategy, reserves and capital work.

03Maintenance & Operations

Maintenance & Operations

24-hour intake, contracted trades and preventative programmes that cost less than emergencies.

Maintenance Coordination

Single intake channel for tenants, triaged and dispatched the same day.

Preventive Maintenance

Seasonal programmes for HVAC, roofing, plumbing, life-safety and building envelope.

Emergency Maintenance

24/7 response for floods, heat loss, fire-system faults and security incidents.

Property Inspections

Condition reviews that feed the capital plan rather than sitting in a file.

Contractor Coordination

Vetted, insured trades tendered competitively and supervised on site.

Work Order Management

Every request tracked from intake to completion with cost and photo record.

Building Operations

Cleaning, landscaping, snow removal, waste, security and utility management.

04Leasing

Leasing

Fewer vacant days and better-qualified tenants — the two numbers that decide your return.

Rental Marketing

Professional photography, copywriting and syndication across major rental portals.

Tenant Screening

Credit, employment, income, reference and prior-tenancy verification on every applicant.

Showings

Managed showings and virtual tours handled by our leasing team, seven days a week.

Lease Preparation

Ontario standard lease plus enforceable schedules, executed digitally.

Lease Renewals

Renewal strategy planned months ahead to protect occupancy and rent.

Vacancy Management

Turnover scheduling so units are cleaned, repaired and re-listed without idle weeks.

Market Rent Reviews

Live comparables by street and unit type, reviewed at least annually.

Property types

Asset classes we manage.

Fees & engagement

What the management fee actually covers.

Fees are quoted per property after we have seen it, because a single condominium suite and a twenty-four-unit walk-up do not carry the same workload. What never changes is that the number on the proposal is the number on the invoice — every charge is named up front, and we do not mark up contractor invoices or take supplier commissions.

Included in the management fee

  • Rent collection, arrears follow-up and trust accounting
  • Monthly owner statements and year-end reporting package
  • Routine inspections and maintenance coordination
  • Tenant communication and 24/7 emergency response
  • Lease administration, renewals and rent reviews
  • Owner and tenant portal access

Quoted separately

  • Leasing fee on a new tenancy, payable only when a lease is signed
  • Project supervision on renovations and capital work
  • Landlord and Tenant Board attendance and file preparation
  • Third-party costs such as trades, inspections and legal, billed at cost

What we never charge

  • Markups on contractor invoices
  • Set-up or onboarding fees for new mandates
  • Fees on vacant months you did not cause
  • Long lock-in terms — our agreements are terminable on notice
