What we screen for
A full consumer report with score, trade lines, collections and any judgments or prior tenancy filings. We read the pattern, not only the number — a thin file with clean payment history is treated differently from a strong score carrying recent collections.
Letter of employment plus recent pay statements or, for self-employed applicants, notices of assessment and business banking. We look for stable, verifiable income sufficient to carry the rent comfortably alongside existing obligations.
Direct contact with previous landlords covering payment history, care of the unit, complaints and whether they would rent to the applicant again — verified against ownership records so we are not calling a friend.
Government identification for every adult occupant, confirmation of who will actually live in the unit, and pet and vehicle details so the file matches reality on move-in day.
