Residential leasing

Homes, suites and apartment units.

Units are priced against live comparables on the same street, photographed properly and syndicated across the major rental portals. Showings are managed by our team, and every applicant is screened on credit, income, references and prior tenancy before an offer is presented to ownership.

Commercial leasing

Retail, office and industrial space.

Commercial mandates are marketed to brokers and direct users, with covenant review, business history and use compatibility assessed before terms are agreed. We prepare offers to lease, coordinate fit-out and administer the lease once signed.

Before you apply.

What do I need to apply?

Government identification, proof of income such as a letter of employment or recent pay statements, references, and consent to a credit check.

How long does approval take?

Most complete applications are decided within 24 to 48 hours.

Do you accept guarantors?

Yes, where the applicant's income falls short. Guarantors are screened on the same basis.

Are pets allowed?

This varies by building. Ontario law limits no-pet clauses; we will tell you what applies before you apply.

What deposits are required?

First and last month's rent, plus a key deposit equal to the replacement cost where applicable.

For owners — how we fill a vacancy

A vacant unit costs more than a lower rent ever will.

One empty month on a $2,600 suite costs roughly the same as a $215 monthly rent reduction across a full year — and unlike the discount, the vacancy also carries utilities, insurance and the risk of a rushed tenant. Our leasing process is built to hold rent while cutting the days it takes to sign.

Pricing from live comparables

We price against units a prospect can actually view this weekend, then review the listing at day seven and day fourteen against enquiry volume rather than guessing.

Presentation before listing

Paint touch-ups, deep clean, hardware and lighting are completed first. Professional photography, a floor plan and a written feature sheet follow — never phone photos of an unprepared suite.

Full syndication

Listings go to the major rental portals, MLS where applicable, our own site, social channels and the relocation and corporate contacts inside the Aplis Global network.

Managed showings

Enquiries are answered within hours, seven days a week, with private and grouped showings booked around the prospect's schedule — including evenings and weekends.

Documented screening

Credit, income, employment, prior-tenancy and reference checks on every adult applicant, with the full file and our recommendation sent to you before anyone is approved.

Lease and move-in

Ontario standard lease with our schedules attached, digital signing, deposits collected before keys, and a photographed condition report filed on day one.

Renewals are handled with the same discipline. We open the conversation ninety days out, benchmark the in-place rent against current market, apply the provincial guideline where it governs, and give you a recommendation in writing — because keeping a good tenant at a fair rent is almost always cheaper than replacing them.

What we screen for

The file behind every approval.

Credit history

A full consumer report with score, trade lines, collections and any judgments or prior tenancy filings. We read the pattern, not only the number — a thin file with clean payment history is treated differently from a strong score carrying recent collections.

Income and employment

Letter of employment plus recent pay statements or, for self-employed applicants, notices of assessment and business banking. We look for stable, verifiable income sufficient to carry the rent comfortably alongside existing obligations.

Prior tenancy

Direct contact with previous landlords covering payment history, care of the unit, complaints and whether they would rent to the applicant again — verified against ownership records so we are not calling a friend.

Identification and occupancy

Government identification for every adult occupant, confirmation of who will actually live in the unit, and pet and vehicle details so the file matches reality on move-in day.
