Sourced from our own portfolio.

Rent figures we publish come from leases our own desk signed, not from listing-site asking prices. An asking rent tells you what an owner hoped for; a signed lease tells you what the market paid, how long it took and what concession closed the deal.

Operating guidance comes from the same source. When we write about turnover cost, arrears recovery or preventative maintenance intervals, the numbers reflect what these items actually cost across the buildings we run in Toronto and the surrounding region this year — including the ones that went badly.

Regulatory posts are reviewed against the current text of the Residential Tenancies Act, Landlord and Tenant Board practice directions and the relevant municipal bylaw before publication, and updated when those change. They are written to help you make an operating decision, and are not a substitute for legal advice on a specific matter.
