Read by the decision you are making.

You are buying your first rental

Start with what management actually costs and how fees are structured, then read the screening guide. The two together tell you what your net operating income realistically looks like in year one — before an agent's pro forma tells you something rosier.

You are self-managing and losing time

Read the vacancy guide and the landlord obligations guide. Most owners who switch to us are not losing money on fees — they are losing it to slow turnovers, under-priced renewals and paperwork that does not survive a hearing.

You are changing managers

Review the obligations guide, then the reporting standards on the owners page. Ask any incumbent for a rent roll, arrears ageing and trust-account reconciliation; how quickly those arrive tells you most of what you need to know.

Every guide is written and reviewed by managers who run Ontario buildings day to day, and revised whenever legislation, the provincial rent-increase guideline or municipal requirements change.
